When searching for a specific area on the Property Search tool and clicking on a property reference code you will see at the very top of the property details page the Price Comparison tab.
How can I valuate a property per square meter?
The Property Comparison Tool will provide precise information about the price for per m² for both Built and Garden/Plot, in a specific area. Not only does it check properties available today but also properties no longer available (Sold).
By clicking on the price comparison tab, you will see displayed the average prices for the specific location you are searching for divided into 5 different categories: For Sale, Sold, Long Term, Short Term High and Short Term Low.
How can I compare a listing to the current market?
Comparing your listings with the current market situation is vital. In the first category “For Sale”, the Price Comparison tool will compare the current Reference Code you are looking into with neighbouring properties that comply with the same property type and sub-type. This will break down in two separate parts:

Below, the average of other properties for sale will display.
Clicking on the “Sold” category displays the average price and €/m2 for properties that have been marked as Sold.
Comparing Rental properties is now much more easier with the Price Comparison tool. Long Term rentals and Short Term rentals for both high and low season can now be easily valuated or compared with others in the same area. By clicking on any of the Rental categories you will be able to compare prices between your Rental properties and other rentals in the same area. As other categories, you will also see displayed the rental price for both Built and Garden/Plot per square meter separately.
Note: Average prices are taken from available properties update within the last 18 months.
