Usable Floor Space (m2 útiles) is the usable interior floor area of the dwelling excluding terraces, it is information that is required by the Decree 218. Usable floor space can sometimes be found (but not always) on the property's Title Deed (Escritura) or Nota Simple.
The usable floor space is generally approximately 15% less than the built area.
Entering the Usable Floor Space
When you enter the [Built m2] figure, the system will automatically fill the [Usable Floor Space] with an estimated figure (15% less than the Built m2), the word (estimated) will display to the right of the figure.
If you do have the exact figure, simply overwrite the estimated amount with the correct number.
